There is no single carpet cleaning system for commercial and office needs that works best for every situation. This includes yearly Hot Water Extraction cleaning to maintain the carpet’s warranty with an interim low moisture extraction schedule.

High moisture extraction methods work best in residential applications where the carpet has padding and vacuum lift is possible; however, in commercial settings the carpet is directly glued to the slab. Therefore, in commercial settings high moisture extraction should only be used annually as a restorative cleaning application.

During interim periods, low moisture extraction is the cleaning method of choice because vacuum lift is minimal. How often and the type of low moisture extraction used will depend on several factors such as how heavily trafficked the area is and the type of carpet being cleaned.

In commercial carpet cleaning situations in a city like Dallas, low moisture cleaning methods are superior. When cleaning carpet, it is highly recommended that drying occur within six to eight hours or less. Current technologies should allow the vast majority of carpets to dry in less than one hour. This can positively impact a client’s operation because high traffic area commercial and office carpets can be walked on within half an hour to 2 hours. For clients with 24/7 operations carpets can look clean, smell and feel fresh with minimal disruption to occupants.

This can be accomplished by using less moisture to clean, using absorbent mediums, higher efficiency vacuums that extract water from the carpet and by increasing the evaporation rate of the carpet by lowering the relative humidity of the environment by the use of air movers.

Low Moisture Carpet Cleaning

Low moisture commercial carpet cleaning combines some of the best qualities of Hot Water Extraction cleaning and Dry Carpet Cleaning. Low-moisture systems owe their power to the new technologies that grab onto and gather oils and dirt and dry them into larger particles so they can be vacuumed up.

Low moisture carpet cleaning combines cleaning agents with water which is lightly sprayed onto the carpeting. There is just enough moisture present to activate the cleaning agents so they can interact with the soil in the carpet. After the cleaning agents have interacted with the soil we use a rotary floor machine or cylindrical rotating brush machine to work the cleaning agents into the carpet and loosen the soil and other contaminants. Some of the soil and detergent is removed by the brushes or pad, but quite a bit usually remains in the carpet. This method becomes very effective as the agitation of the brushes causes the cleaning agents to “encapsulate” the soil as it dries. The dried detergent and soil can then be easily removed during the post vacuuming.

Low-moisture carpet extraction is growing in popularity in commercial settings for reasons such as: monetary and environmental advantages to the client, increasingly sophisticated technology for a higher level of clean.

Very Low Moisture carpet cleaning is more environmentally friendly and is recommended for any commercial carpet cleaning needs considering it is using much less water, there is a smaller carbon footprint since we don’t use gas powered equipment.
